If you applied for your Tourist Board licence relating to short term rentals before the end of 2019, then take note! Things have changed!
The inspection criteria have changed and even if you PASSED inspection as it was previously, you now need to make sure that your property complies with the latest rules.
There are several changes, mainly around the Health and Safety of the guests, but also in the information that you as the property owner need to provide in your apartment for guests.

You need to provide the following:
- A fire extinguisher meeting the correct spec.
- A first aid kit that complies with the rules.
- An information pack for guests which must be in AT LEAST English and Spanish. It also has to cover certain basic info that is deemed necessary to meet the guest’s basic needs.
- Access to full instructions for all electrical appliances and items such as TV, Wifi and Aircon.
- Compliance with signage and availability of the Customer Complaints forms

Liz was recently working with clients in Bolnuevo to do a ‘pre-inspection’, supplying all these extras and making sure that any potential defects were flagged up to be rectified BEFORE the Inspector calls. She has also been working with clients in Mojon Hills and sending out info packs to San Pedro del Pinatar for clients who are organising everything remotely from the UK.
These items are now part of the Inspector’s checklist, so if you are waiting for inspection, make sure everything is in place beforehand. If you have already passed inspection, you still have to provide these things and the grace period for 2020 ‘passes’ has now expired.
